A conversation first
We meet at the home, or at our rooms on Homer Street, and talk about what the property needs. No listing agreement changes hands at this stage, and sometimes our advice is simply to wait a season.
The practice
Most brokerages measure themselves in volume. We measure ours in fit. Every home we take on was drawn by an architect whose name matters, and every buyer we introduce has been vetted long before they cross the threshold.
Mara Ellingsen opened Halcyon in 2016 after nine years inside a national firm, convinced that a significant house deserves the same discretion as a significant painting. Since then the practice has closed 61 architect designed homes across West Vancouver, Point Grey, and Whistler. Most were never publicly listed.

The private process
We meet at the home, or at our rooms on Homer Street, and talk about what the property needs. No listing agreement changes hands at this stage, and sometimes our advice is simply to wait a season.
Before anything goes public, the home is shown to our private list of roughly 300 qualified buyers and their advisors. About half of our sales conclude here, without a single photograph leaving the room.
Offers are presented in person, on paper. We keep negotiations short, terms clean, and the moving date on your calendar rather than ours. Keys change hands over a glass of something good.

Mara holds a graduate degree in architectural history, sits on the West Vancouver heritage advisory committee, and can tell an original Binning mural from a restoration at ten paces. She has represented three homes featured in Canadian Architect and one that appeared, briefly and anonymously, in a film you have seen.
She answers her own phone. If she is in a showing, her associate Tomas will take a message and she will call you back the same day.
Begin
Showings are by appointment, Tuesday through Saturday, ten until six. Write to us and expect a reply within one business day.
